This is the first time that I am addressing you in my new role as a member of your Committee and I am delighted to be doing so.
As a standard covering point, the financial year of your Club runs from week 18, and the budget for the year ahead is agreed by your Committee at their meeting in late January or early February every year. This communication relates to the financial year to 30 April 2027.
Your Committee met on 20 February 2026 and reviewed the Management Fee budget proposal presented by Langdale Leisure Limited, the Management Company, and this letter is being issued on their behalf.
The fees for last year were severely impacted by the government’s changes to national insurance contributions and increases in the National Minimum Wage (NMW) and it was stated in last year’s communication that efforts to minimise these costs had been made and that further work was underway. You may be aware that Langdale Leisure Limited underwent a structural review and as a consequence of this a new focus has been placed on Timeshare, with my appointment as General Manager, the recruitment of a Deputy and responsibility for Housekeeping and Maintenance falling directly under myself. These changes have brought efficiencies and consistency to the services that are being delivered by the Management Company.
The restructure has also brought new thinking to how projects are delivered. The contractors who supply these services have also been challenged and this has resulted in new products and suppliers being identified, making the reserve fund stretch further.
In submitting the budget, the following was taken into consideration:
Your Committee continues to aim for a reserve fund contribution in excess of £1m per annum and last year, due to the Government’s taxes, was forced to limit that increase to 2%. Given the efficiencies that are being achieved, they do not believe that such a restriction should exist this year.
Taking all of the above into consideration, the effect of these decisions is an average increase of 3.5% in the Management Fee.
As advised three years ago, in order to align the reserve fund contribution of Beckside and Brackens Owners with the cost of maintaining the property to its required standard, your Committee has been adjusting the annually calculated Management Fee over a six-year period, and this should be the fourth of those years. However, the Committee and Management Company are currently engaged in a review of all reserve fund contributions for the various timeshare properties on the estate, and while this review is ongoing your Committee felt we should suspend the planned increase for this year (2026-27). Depending on the result of the review it may or may not be necessary to restart the increases in the next financial year and we shall communicate the outcome to you as soon as practicable.

There are now more options for you to choose when paying your management fees – for the first time you will be able to pay by direct debit.
The current arrangements for payment will continue and so you will still be able to pay by cash, cheque, bank transfer, and debit card with no administration charges.
However, you will now be able to pay by direct debit either by an annual payment or by monthly instalment.
Since management fees must be paid a minimum of eight weeks prior to arrival, the instalment option is available for weeks arriving in 2023/23. The table below shows the deadline date by which we would require direct debit mandates to be returned and the date of the first payment collection (Table 1)
Annual direct debit payments can be set up for this year provided we receive the completed direct debit form by the relevant deadline (Table 2).
This option is to pay your management fees for 2025/26 onwards.
You will then begin paying, this year, monthly for the following year.
